Gramercy Plantation is a low density covenanted community with retail and residential areas co-existing side by side, while much of the acreage is dedicated to conservation and common grounds.
At build-out, Gramercy Plantation will be a low density community of 110 home sites (all lots 1 acre+) with a commercial area having stringent architectural guidelines mandating only two styles of commercial buildings: red brick structures similar to downtown Apalachicola, or antebellum style buildings.
Years of careful planning have gone into the creation of Gramercy Plantation. Many hours of meetings with local and state officials, and much environmental planning have created the master plan for a masterpiece, which preserves the character and spirit of our county.
In order to implement these goals, a homeowners association has been created along with a commercial owners association, and strict standards for architectural integrity, common area maintenance, and numerous other issues have been put into place. All of the covenants, creation of conservation areas, association by-laws, land use restrictions, and related information are contained in the documents section of this site.
